Staging Consultation

Each listing will include a staging consultation by our team of stagers who will work to provide tips on how to make your home more appealing to buyers, and if needed, will stage areas of your home to compliment the eye catching features of your home. 

Minor Repairs/Renovations

Do you have a leaky faucet? Need to clean your windows? Or is there a room in your house you've been needing to paint but haven't had the time to get to it?

In order to make your home appealing to buyers, preparing your home is key to maximizing value. As a result, when you list with Marc Smith we will cover up to a maximum of $200 on one home repair of your choice!* We will personally invest our own money to help you get your property in top shape! That way you can focus on the things that really matter. 

Pre-List Home Inspection

One of the most common conditions in an offer from a buyer is a home inspection. In order to try and minimize the amount of conditions in an offer, we will provide you with a pre-listing home inspection that can be requested and reviewed by buyers with the intention of them not including this condition in their offer. 

A pre-list home inspection also helps you to identify any immediate repairs that need to be made, which can be addressed prior to your home hitting the market. 

Professional Photography and Videography

Our team includes professional photographers and videographers who will professionally showcase your home through photographs and video tours. Also, no matter how big or small your home is, we will include a 3D Matterport virtual tour to allow potential buyers to virtually walk through your home from the comfort of theirs. 

If warranted, we will also provide drone photography and videography to showcase your property!

Social Media Targeted Ads and Print Ads

We will advertise your property over multiple social media platforms and Internet Data Exchange platforms, which will use algorithms to target potential buyers in a certain demographic that are most likely to purchase your property. In other words, if a potential buyer is scrolling through Instagram or Facebook, the ad for your newly listed property could pop up on their feed, catching their attention. This is an effective way of advertising as these ads can reach thousands of people a day maximizing exposure. 

We will also provide professional feature sheets for buyers to take during in-person showings of your property, as well we will distribute Just Listed marketing material throughout your neighbourhood. 

Personalized Website

Your property will get its own personalized website that can direct buyers to additional information about your property. 

Multiple Listing Service (MLS)

Your property will be uploaded onto MLS, which will also be accessible through thousands of other real estate websites maximizing exposure.
